Rick and Anne initially contacted us asking for a free home evaluation that I was offering through a postcard that was sent to households in North Ajax. They were familiar with me already, having seen my postcards and flyers as well as bus shelters, etc. in the past. Plus, Rick knew me from playing against me in baseball.
Mike Koson was assigned to work with them. He prepared an up-to-date and comprehensive home evaluation. He presented it to them and found out their plan was to move to the Peterborough area after Anne retired within the next few months. Rick was already retired.
Shortly after their meeting with Mike, Rick and Anne visited new home sites in the Peterborough area and came across a development in Norwood. They were quite excited about a bungalow there and contacted us with questions about selling their home in Ajax; for instance, can we ask for a long closing of 3 – 4 months or more.
They ended up buying the Norwood home with a 6-month closing. Even though it seemed like they had a lot of time, we sprang into action. We had our home stager give a consultation. The photographer was booked to provide pictures and a virtual tour of both the inside and especially the outside of the house since it backed onto a ravine, which is a big selling feature. Finally, we had our mover provide them with a quote for the move from Ajax to Norwood.
About 4 months before the closing of the Norwood home, we put their home on the market. The “For Sale” sign was ordered, an Open House Weekend was scheduled and “Just Listed” flyers were printed and delivered to the post office for delivery.
One of the first things we do when we list a home for sale is to push it out to our own buyers. Our database of “Buyers in Waiting” is over 15,000 strong. One of our own buyers expressed interest and after showing it to them, they decided to submit an offer. It was accepted but before the ink was dry and the deposit cheque written, our buyers got cold feet and withdrew their offer. Rick and Anne were disappointed, but we told them to stay positive - the house will sell. After a few days, Mike sold the home for $6,000 more than the first offer!
The closing for both their home in Ajax and the Norwood home didn’t exactly go smoothly. However, I’ve always emphasized to my team that when things go sideways, it’s “opportunity time” for us to go the extra mile and help our clients through any difficulties that arise. For instance, on a revisit to their Ajax home by the buyers, it was discovered that there was a broken fan in the microwave. After much back and forth between Mike and the buyer’s agent, an amicable solution was reached. After working through a couple other issues, the house closed.
Even after closing, we make a point of keeping in touch by way of newsletters, market updates and calls to and from our clients. For instance, Mike saw Rick and Anne’s former home in Ajax was being rented out and sent them a copy of the listing. I had done a post-closing call with them, and they told me how happy they were with the service we provided them, which they also expressed in an emailed testimonial they sent us, which you can see below.
